Cleaning and Renovating Quarry Tiles

Quarry tiles are a classic hard wearing tile often utilised in high traffic areas such as reception areas, toilets and outdoor patio areas and porches. Although hard wearing Quarry tiles are often neglected and end up hidden under years of grime. If the tiles are structurally sound then often it’s just a question of deep cleaning to extract the dirt and then applying a sealer to enhance their appearance and protect them going forward.

For sealing we usually recommend Tile Doctor Seal and Go which works well on clay tiles such as Quarry and is also water based so doesn’t give off a smell as it dries. When applying a sealer always make sure the floors are dry first as applying a sealer to a damp floor can lead to inconsistent results. Because of this we usually clean and seal floors of this type over two days.

Other problems we face when restoring Quarry tiles usually relate to the removal of surface such as Tile Paint and Carpet Adhesive, for this we have a number of products and methods we can apply to remove coatings and restore the tile to its original appearance.

Below you will find detailed examples of work we have carried out in the past, it should give you some idea of what’s involved and what can be achieved with the right techniques and products.

Renovating a Paint-Stained Quarry Tiled Kitchen Floor in Canterbury

This Quarry tiled floor at a property in Canterbury had sustained a lot of paint staining from the owner’s friend who had decorated the kitchen and toilet. The customer was a builder and realised how much work would it be to resolve the problem, especially without the correct tools and know how. So, he contacted Tile Doctor and I arranged to perform a survey.

Structurally the Quarry tiles were sound, but the straining was quite obvious, especially near the walls and there was also a section of tiles in the middle of the floor that had been replaced and didn’t quite blend in.

I provided a quote for stripping the floor of the paint stains and remaining sealer and then resealing to give the whole floor a consistent appearance. Happy with my quote we scheduled a date for my return to renovate the floor.

Removing Paint Staining from a Quarry Tiled Kitchen Floor

To tackle the paint stains and strip off the old sealer I put down in stages Tile Doctor’s Remove and Go which is a multi-purpose stripper formulated with a long dwell-time to remove most sealers, epoxy grout haze, adhesives and, most importantly, paint!

After leaving it to soak in for ten to fifteen minutes the Remove and Go had softened the paint marks enough for them to be removed with a black scrubbing pad. The pad is fitted to a rotary floor buffing machine adding water along the way to help lubricate the process. Once done the soil generated was vacuumed up and then repeated using an application of diluted Tile Doctor Pro-Clean, again the black scrubbing pad was used to lift out the last of the dirt in the tiles and further clean up the grout.

This process was repeated, and some areas spot treated until I was satisfied all the paint staining had been removed. Again, the resulting slurry and rinse water was removed using a wet vacuum before the floor was left to dry completely over the course of a few days.

Returning three days later, I took some moisture readings with a damp meter first. The readings were fine so satisfied that the tiles were sufficiently dry, I began applying what would be four coats of Tile Doctor Seal and Go Extra. This product was chosen for its nice low sheen finish that it gives to the floor.

As you can see from the photos, the paint staining has gone, the replacement tiles have blended in with the original and the whole floor looks much fresher. Needless to say the customer was very happy with the renovation.

Before leaving I took time to discuss how to look after the floor including the importance of not using an harsh tile cleaning products on the floor which can reduce the life of the sealer. For the regular cleaning of sealed Quarry tiles, I recommend Tile Doctor Neutral Cleaner.

Cleaning and Removing Grout Haze from a Quarry Tiled floor in Kemsing, Kent

The attached pictures are of a Quarry Tiled floor in a kitchen and family room of a cottage in Kemsing, Kent. The cottage was undergoing a full renovation and extension, and the quarry tiled floor was recently installed, however it was not sealed prior to grouting, and a grey grout haze was now sitting across the whole floor. Quarry tiles are highly porous and if not sealed before grouting the grout sitting on the tile soaks in leaving the colour of the grout as a haze over the tile.

There had been a number of tradesmen working constantly on the premises so it was difficult to tell what was grout haze and what was builders mess so I the first job was to give the floor a good clean. For this I used a strong mixture of Tile Doctor Pro-Clean diluted with water in a 3:1 ratio. I also added a squirt of Tile Doctor NanoTech Ultra-Clean which is an abrasive clean cleaner and processed to apply the solution to the floor. I left the solution to dwell on the floor for a short while and then scrubbed the floor using my weighted floor scrubbing machine fitted with a black 17inch scrubbing pad. The cleaning residue was removed using a wet vacuum and we could now see all the grout haze quite clearly.

To remove the grout haze one part Tile Doctor Grout Clean-up was mixed with three parts water and poured into a spray bottle; Grout Clean-up is a product specifically designed for removing grout haze. This was then sprayed onto the floor, covering an area of around 1m2 and spread so it covered the grout haze evenly. This was allowed to dwell on the tile for three to four minutes before I agitated the solution by hand with a pan scrubber and water. This was then vacuumed up before I took a scrubbing brush and clean water from another bucket and scrubbed the area, before again vacuuming up. This ensured that all the formula had been cleansed from the floor; this process was repeated across the whole floor, working on 1m2 at a time and then left to dry ready for sealing.

The floor was now ready for sealing; Quarry tile floors can accept two types of sealer, a topical sealer or an impregnated sealer. I usually recommend Tile Doctor Seal & Go for Quarry tiled floors which is a Topical sealer as it is easier to maintain. On this occasion however the customer wanted to wait until they had completed decorating and was happy to seal the floor themselves, so I gave them advice on what sealers to use and how best to use them and left them to it.
