Cleaning and Renovating Limestone tiles

Limestone is a sedimentary stone, as such it’s generally very porous and acid sensitive and can be damaged through the use of even mildly acidic soaps, shampoos and body washes. Because of this we do not recommend it for use in wet rooms, shower cubicles or near swimming pools.

Like any stone Limestone needs to be sealed to prevent dirt becoming ingrained in its pores and many varieties including Blue Lias, Blue Moleanos, Jerusalem and White Moleanos to name a few can be polished to a high shine using a series of burnishing pads.

We have found that Black Limestone has become very popular in gardens where it contrasts well against green planting and looks fantastic when wet. One issue we find however is it easily upset by the use of acidic patio cleaners that leave the stone looking dull and lifeless. If this has affected you then not to worry we do have a way of restoring the beauty of the stone back to its original condition.

Below you will find detailed examples of work we have carried out in the past, it should give you some idea of what’s involved and what can be achieved with the right techniques and products.

I was asked to survey a Limestone floor at a property in Underriver which is a very rural locality close to Sevenoaks in Kent. The Limestone tiles had been laid throughout the lower ground floor and it was clear to me that the protective sealer had worn off completely allowing dirt to become ingrained in the stone and especially the grout which had turned black.

I understood from the owner that the grout lines should have been a pale cream colour rather than the black it was now. We discussed the process of restoring the floor including the grout, and I gave them a quote for the work which they were happy to accept.

Cleaning a Limestone Tiled Ground Floor

Our first job was to tackle the severe soiling in the grout lines. To do this a strong dilution of Tile Doctor Pro-Clean was applied to the floor and left to soak into the stone and especially the grout for about 20 minutes. This was scrubbed in with help from a rotary buffer machine fitted with a soft/medium long-bristled nylon brush.

The resulting slurry was then rinsed with clean water and vacuumed up. I repeated the process in a couple of areas that were particularly heavily soiled. I then spot checked the grout lines and completed the clean with a wire brush and more Tile Doctor Pro-Clean.

With the grout issue resolved I turned my attention to the Limestone tiles for which I used a set of Diamond burnishing pads. Work started with a coarse 400-grit 17” diamond pad fitted to a rotary buffing machine. Then 800 and 1500 grit pads in sequence using water to lubricate the process. The resulting slurry was rinsed off the floor with water after each pad and the soil extracted using a wet vacuum. The floor was then left to dry thoroughly overnight.

Returning the next day, the floor was thoroughly vacuumed removed to remove any remaining powder and grit left over from burnishing. This was then followed by applying the last pad in the set which is very fine 3000-grit diamond polishing pad. This last pad really brings up the polished appearance of the limestone, only a little water is used during this action, it’s a process we call a spray burnish. Once done the floor was clean, dry, and ready for a new sealer to be applied.

I had discussed the appearance of different sealers with the customer previously and for this installation we went with Tile Doctor Ultra Seal. It’s a premium penetrating sealer that soaks into the pores of the stone protecting it from within, additionally Ultra-Seal doesn’t alter the natural appearance of the stone giving it undetectable protection from staining.
The whole area was then buffed using a white buffing pad.

The customer was delighted with the result and will use Tile Doctor going forward to keep the floor protected. We offer an annual maintenance plan for just this, we can return each year and ensure that the floor is kept in tip top shape.

For day-to-day cleaning, I recommended using Tile Doctor Neutral Tile Cleaner, it’s a mild pH neutral cleaning product that and will keep the floor maintained and won’t impact the sealer which can be a problem with stronger products.

Limestone Tiled Pool Surround Repairing and Cleaning Canterbury

Limestone Swimming Pool Tiles Repaired and Polished in Canterbury

This was meant to be a relatively straightforward clean and polish of the Limestone tiles surrounding a swimming pool at a large house on the outskirts of Canterbury. However, after visiting the property to survey the installation I discovered that a lot of the tiling around the edge of the pool was loose and water was getting in underneath.

I discussed the problem with the owner and concerned about health safety he asked me to remove the affected tiles and refit them securely. The Limestone tiles were also stained due to the chemicals in the pool however I already had a plan to burnish the stone tiles to resolve that problem. We agreed a date for the work and the owner agreed to have the pool drained in order to make the tiling work much easier.

I returned to the property on the agreed date and started by setting up some scaffolding and adding plastic sheeting to the pool to protect the tiling. The next step was to tackle the loose Limestone which is when I discovered that the tiles had only been secured in a few places with what could best be described as blogs of tile adhesive which left a large cavity for water to sit. This practice is often referred to in the tiling trade as “Dot and Dab” and very much frowned upon. The tiles should have been fully bonded onto a layer of adhesive that had been spread with a notched trowel to form a very secure bond and ensure water could not seep underneath.

TIP: If you want to check your tiling to see if it has been “Dot and Dabbed” then tap the tiles with the end of a wooden broom handle, it should sound dull throughout, if the tapping sounds hollow in certain areas then this indicates Dot and Dabbing.

The remedy was to lift all the affected limestone edging including the dabbed adhesive and then allow the affected area to dry out thoroughly. I then returned two weeks later to level off the surface with a water proof screed before re-installing the tiles. The tile adhesive and grout needed to be dry before the next stage of cleaning so once I had completed this step, I used the rest of the day to clean up and removing the plastic sheeting and scaffolding.

Deep Cleaning Stained Limestone Tiles

On the next day I checked my previous work was secure and then set about cleaning the floor with a set of Diamond burnishing pads. You start with the application of a coarse 400-grit pad, then move onto medium 800-grit pad, fine 1500-grit pad and finishing with the extra fine 3000-grit pad.

The pads are fitted to a rotary floor buffer and are run over each tile using water for lubrication. The floor is rinsed between the application of each pad so the fine slurry produced can be extracted using a wet vacuum. Fortunately, due to the pool being emptied I didn’t have to worry too much about contaminating the pool water.

The pads made a big difference to the stained Limestone and really brought out the best in the them. Once the pool had been refilled the whole scene looked amazing, I just wished I taken more pictures.
